| Zusammenfassung: | La Empresa BIM CABE, ha sido contratada para la ejecución del proyecto denominado “REHABILITACIÓN HOTEL PLAZA SANTO DOMINGO”, al cual se le asignado las siguiente nomenclatura – RHPSD. El referido proyecto es un reto para nuestra Empresa, ya que fusiona los temas de diseño y construcción, pero este último yendo de la mano con la reutilización de patrimonio ya que la edificación será desarrollada a partir de una estructura existente en el Centro Histórico de Quito, misma que tiene gran importancia debido a su cercanía con una de las iglesias emblemáticas del casco colonial; debido a la jerarquía de intervención a realizar se optó por la utilización de la metodología BIM, por lo que se contó con roles como el BIM Manager, quien es la persona responsable de mantener una relación directa con el Cliente, la Coordinadora BIM, responsable del cumplimiento del cronograma en relación a cada entregable realizado ya sea por la Líder de Arquitectura, quien trabajó en dos modelos, uno de estado actual y otro de propuesta, este último que contempla el cambio de uso del bien inmueble que para este caso es de un Hotel con su respectivo restaurante en planta baja, Líder Estructural quien ejecutó los modelos de propuestas de cubierta en diferentes materiales y el Líder MEP quien definió las instalaciones definitivas (agua potable, agua servida e instalaciones eléctricas) en torno a la propuesta aprobada. |
| Beschreibung: | The Company BIM CABE, has been contracted for the execution of the project called "REHABILITATION HOTEL PLAZA SANTO DOMINGO", to which the following nomenclature is assigned - RHPSD. The aforementioned project is a challenge for our Company, since it merges the issues of design and construction, but the latter goes hand in hand with the reuse of heritage since the building will be developed from an existing structure in the Historic Center of Quito. , which is of great importance due to its proximity to one of the emblematic churches of the colonial town; Due to the hierarchy of intervention to be carried out, the use of the BIM methodology was chosen, for which there were roles such as the BIM Manager, who is the person responsible for maintaining a direct relationship with the Client, the BIM Coordinator, responsible for the compliance with the schedule in relation to each deliverable carried out either by the Architecture Leader, who worked on two models, one of the current state and the other of the proposal, the latter that contemplates the change of use of the real estate, which in this case is of a Hotel with its respective restaurant on the ground floor, Structural Leader who executed the models of roof proposals in different materials and the MEP Leader who defined the final facilities (drinking water, waste water and electrical installations) around the approved proposal. |
