Abstract: La vivienda constituye una de las necesidades primordiales del ser humano, por lo cual el desarrollo de planes habitacionales que cubran estas necesidades constituye un reto importante para la arquitectura contemporánea. Con el flujo migratorio de las zonas rurales a las zonas urbanas, se requieren tipos de vivienda que alberguen a una mayor cantidad de personas sin que esto afecte a su calidad de vida. Razón por la cual el presente proyecto plantea realizar un edificio de vivienda y uso múltiple con la utilización del vacío como elemento arquitectónico prioritario para generar ambientes que satisfagan estas necesidades. La zona de estudio escogida para este proyecto se ubica en el eje de la avenida 10 de agosto (sector centro-norte de la ciudad). La zona cuenta con 6 lotes donde potencialmente se desarrollarán proyectos de esta naturaleza. De estos lotes se escogió al más idóneo para la factibilidad del proyecto debido a su ubicación, accesibilidad, tamaño y flujo peatonal; debido a su cercanía a servicios de salud, educativos y recreacionales, entre otros. El lote seleccionado para este estudio se ubica en la Av. Juan Murillo, junto al centro comercial de artesanías “Quitus”. El proyecto contempla el diseño y la construcción de tres tipos de vivienda que se adapten a las necesidades de los diferentes tipos de usuarios de las instalaciones (familias, adultos mayores y estudiantes). Los departamentos diseñados contarán con un número de 2 a 3 habitaciones; adicionalmente contarán con baños (1-2), sala, cocina, estudio y un balcón. El proyecto también contempla un área de uso público, dónde se ubicará la zona recreativa, localizada en la planta baja del edificio, 2 áreas semipúblicas ubicadas en el primer y quinto piso de uso para residentes y visitantes, y áreas privadas que corresponden a los espacios destinados para los departamentos. Todo el proyecto contará con un diseño donde se priorice el uso del espacio vacío como concepto arquitectónico, con el fin de crear espacios de convivencia entre residentes y visitantes
Housing constitutes one of the primary needs of the human being, which is why the development of housing plans that meet these needs constitutes an important challenge for contemporary architecture. With the migratory flow from rural to urban areas, types of housing are required that house a greater number of people without affecting their quality of life. Reason why this project proposes to create a housing and multiple use building with the use of the void as a priority architectural element to generate environments that satisfy these needs. The study area chosen for this project is located on the axis of Avenida 10 de Agosto (north-central sector of the city). The area has 6 lots where projects of this nature will potentially be developed. Of these lots, the most suitable for the feasibility of the project was chosen due to its location, accessibility, size and pedestrian flow; due to its proximity to health, educational and recreational services, among others. The lot selected for this study is located on Av. Juan Murillo, next to the “Quitus” handicraft shopping center. The project contemplates the design and construction of three types of housing that adapt to the needs of the different types of users of the facilities (families, older adults and students). The designed apartments will have a number of 2 to 3 bedrooms; additionally they will have bathrooms (1-2), living room, kitchen, study and a balcony. The project also includes an area for public use, where the recreational area will be located, located on the ground floor of the building, 2 semi-public areas located on the first and fifth floors for use by residents and visitors, and private areas that correspond to the spaces intended for departments. The entire project will have a design where the use of empty space as an architectural concept is prioritized, in order to create spaces for coexistence between residents and visitors.
