Abstract: Las edificaciones de uso mixto han demostrado tener una mejor repercusión e impacto positivo para una ciudad que se expande cada vez más, como el caso de Quito, ya que permiten el desarrollo de dos o más funciones, tales como usos residenciales, comerciales, culturales, integrándose en un solo edificio, generando una exposición clara de sus actividades y permitiendo una facilidad de acceso para los usuarios que hagan uso de dichos espacios. La mixticidad de uso se vuelve conveniente, al cubrir las necesidades que puedan darse en el sector donde se implanta y óptimo tanto para su construcción y costos de mantenimiento posterior. La mayor ventaja que ofrecen los edificios de uso mixto es poder vivir, trabajar y abastecerse sin tener que recorrer grandes distancias, disminuyendo el uso del automóvil y reduciendo en parte la contaminación ambiental en la zona. Además, el aporte social que genera este tipo de edificaciones es mayor, ya que ayuda a formar lazos entre sus habitantes y también con sus ocupantes comerciales o de servicios, creando una comunidad más cohesionada entre sí. El presente proyecto pretende desarrollar un edificio de uso mixto en la ciudad de Quito, concretamente en la manzana ubicada entre la Av. 9 de octubre y calle Jorge Waghington, en el lote esquinero de dicha manzana. La elección tanto del espacio y la funcionalidad de proyecto tienen como antecedente los estudios realizados por el Taller de Diseño Urbano III. Este sector en específico se encuentra con problemáticas como la baja densidad poblacional, condiciones espaciales que colocan al interior de las manzanas como largos recorridos sin espacios de reunión adecuados a su interior y su posterior inactividad en la noche, lo que genera unas condiciones de habitabilidad no tan adecuadas para los usuarios actualmente. El proyecto de uso mixto busca atraer a nuevos pobladores, comerciantes y trabajdores hacia en interior del sector, para aumentar en lo posible la cantidad de ocupantes y mejorar la calidad de vida dentro de sus espacios, permitiéndole retomar la relación desde el interior del proyecto hasta el exterior, generando una permeabilidad adecuada al tipo de uso que se establezca e integrando la naturaleza como elemento compositivo del paisaje integrado al proyecto. En base de estas cualidades, permitir que el proyecto cumpla con su función, se integre y mejore en cierta medida las dinámicas actuales que experimenta el sector.
Description: Mixed-use buildings have demonstrated to have a better impact and positive impact for a city that is expanding more and more, as in the case of Quito, since they allow the development of two or more functions, such as residential, commercial, cultural, integrating into a single building, generating a clear exposition of its activities and allowing ease of access for users who make use of these spaces. The mixed use becomes convenient, by meeting the needs that may produce in the sector where it is implanted and optimal both for its construction and subsequent maintenance costs. The greatest advantage that mixed-use buildings offer is being able to live, work and stock up without having to travel long distances, reducing car use and partially reducing environmental pollution in the area. In addition, the social contribution generated by this type of buildings is greater, since it helps to form ties between its inhabitants and also with its commercial or service occupants, creating a more cohesive community with each other. This project aims to develop a mixed-use building in the city of Quito, specifically in the block located between Av. 9 de Octubre and Jorge Waghington Street, on the corner lot of said block. The choice of both the space and the functionality of the project have as a precedent the studies carried out by the Urban Design Workshop III. This specific sector is faced with problems such as low population density, spatial conditions that place the interior of the blocks as long routes without adequate meeting spaces inside and their subsequent inactivity at night, which generates conditions of habitability not so suitable for users today. The mixed-use project seeks to attract new residents, merchants and workers to the interior of the sector, to increase as much as possible the number of occupants and improve the quality of life within its spaces, allowing you to resume the relationship from the interior of the project to the exterior, generating a permeability appropriate to the type of use established and integrating nature as a compositional element of the landscape integrated into the project. Based on these qualities, allow the project to fulfill its function, integrate and improve to some extent the current dynamics experienced by the sector
