Abstract: El presente proyecto surge del estudio urbano y arquitectónico, del barrio Jipijapa, y en específico de la zona donde se encuentra la plaza de Toros, y la estación del servicio de transporte público trolebús la Y, de la ciudad de Quito, que presenta varios problemas en cuanto a: accesibilidad, dificultad de circulación y movilidad, adicional se busca resolver el problema de fragmentación dentro de la ciudad creando centralidades a proximidad y de ser posible a distancias caminables los servicios y alternativas laborales que actualmente solo se consiguen recorriendo largos y costosos trayectos. Se desarrolla una propuesta urbana a través de micro centralidades con diferente carácter y estrategias cada una, estas cuentan con contenido turístico, comercial y residencial, creando espacios de arquitectura semiótica; se genera una tendencia de crecimiento de uso del suelo múltiple, contando de comercios en las primeras plantas, oficinas en los niveles iniciales y vivienda en los niveles superiores y de tal manera incentivar el crecimiento de las edificaciones en altura. Como respuesta a dicho análisis se desarrolla a mayor profundidad el proyecto de; Edificio de Vivienda de Uso Múltiple, con el fin de densificar la población y enlazar espacios públicos semipúblicos y privados dando un carácter mixto a las actividades que se desarrollan dentro del proyecto, incluyendo residencia, trabajo compartido, biblioteca y recreación. Como resultado tenemos una respuesta urbana que se adapta al sector y que cumple con las necesidades de la ciudad de Quito, y un resultado arquitectónico que cumple con necesidades específicas de cada micro centralidad creada para un buen funcionamiento de la ciudad como un todo
This project arises from the urban and architectural study of the Jipijapa neighborhood, and specifically of the area where the Plaza de Toros is located, and the station of the trolleybus public transport service La Y, in the city of Quito, which presents several problems Regarding: accessibility, difficulty of circulation and mobility, additionally, it seeks to solve the problem of fragmentation within the city by creating centralities in proximity and if possible within walking distances, services and work alternatives that are currently only achieved by traveling long and expensive routes . An urban proposal is developed through micro centralities with different character and strategies each, these have tourist, commercial and residential content, creating spaces of semiotic architecture; a growth trend of multiple land use is generated, counting shops on the first floors, offices on the initial levels and housing on the upper levels, thereby encouraging the growth of high-rise buildings. In response to this analysis, the project of; Multiple Use Housing Building, in order to densify the population and link semi-public and private public spaces giving a mixed character to the activities carried out within the project, including residence, shared work, library and recreation. As a result, we have an urban response that adapts to the sector and that meets the needs of the city of Quito, and an architectural result that meets the specific needs of each micro-centrality created for the proper functioning of the city as a whole.
