Abstract: El presente estudio tiene como objetivo determinar la viabilidad económica y financiera de la inversión en un cultivo de limones en la hacienda Jerusalem, ubicado en el valle de Guayllabamba a 28 Km. de la ciudad de Quito. Lo fundamental del análisis del mercado de limones fue identificar en qué áreas los competidores tienen sus mayores debilidades y en qué aspecto el proyecto bajo estudio impactará sobre esas debilidades. De esta manera, se llegó a establecer que este tipo de productos actúan en mercados competitivos y en consecuencia no se debe prestar tanta atención a la identificación de un consumidor individual para concentrarse en los atributos propios de la cadena de distribución. El análisis de la demanda pierde importancia y lo gana el análisis de precios y la ventaja de costos del proyecto. El tamaño de este proyecto es de 6 hectáreas, en el que se sembrarán los árboles de limón tahití. Cada hectárea alberga 1.000 plantas, es decir necesitaría un total de 6.000 plantas. Los dos primeros años no se obtiene ninguna producción, puesto que los árboles se encuentran en pleno crecimiento y por esta razón tardan en cargar el fruto. En los años siguientes la producción aumenta hasta llegar al séptimo año en el que alcanza su plena madurez obteniendo 20.000 kg. al año por hectárea. Por lo tanto el total de producción de la plantación será de 120.000 kg. por año, a la que se debe descontar una tasa de desperdicios del 5%. Este proyecto dará ocupación a 5 personas. Se pagará el sueldo básico mas los beneficios contemplados en la Ley. Por concepto de inversiones se estima que en activos fijos se requerirá un valor de $ 43.144 y en capital de trabajo $ 15.959, alcanzando la inversión total por un valor de $ 59.103, descompuestos en los rubros siguientes TOTAL DE INVERSIONES REQUERIDAS S/. 59.103 De acuerdo a las estimaciones realizadas que constan en la evaluación financiera, se tiene como resultado un VAN ajustado de $ 24.480, el mismo que indica que el estudio de factibilidad es viable.
Description: The objective of this study is to determine the economic viability and of the investment in a lemons crop in the Jerusalem farm, located in the valley of Guayllabamba 28 km from the city of Quito. The key to the analysis of the lemon market was to identify in which áreas competitors have their biggest weaknesses and in what aspect the Project under study will impact on those weaknesses. In this way, it was reached establish that these types of products act in competitive markets and in Consequently, not much attention should be paid to the identification of a individual consumer to concentrate on the attributes of the chain of distribution. The analysis of the demand loses importance and the price analysis and the cost advantage of the project. The size of this project is 6 hectares, in which the Tahiti lemon trees. Each hectare houses 1,000 plants, that is to say I would need a total of 6,000 plants. The first two years do not yield any production, since the trees are in full growth and for this reason they are slow to load the fruit. In the following years the production increases until reaching the seventh year in which it reaches its full maturity obtaining 20,000 kg. a year hectare. Therefore the total production of the plantation will be 120,000 kg. per year, to which a waste rate of 5% should be deducted. This project will give employment to 5 people. The basic salary plus the benefits contemplated in the Law. As regards investments, it is estimated that fixed assets will require a of $ 43,144 and in working capital $ 15,959, reaching the total investment by a value of $ 59,103, broken down into the following ítems TOTAL OF INVESTMENTS REQUIRED S /. 59.103. According to the estimates made in the evaluation financial, results in an adjusted NPV of $ 24,480, the same as indicates that the feasibility study is feasible.
