Abstract: Uno de los principales indicadores de la situación económica de un país es el sector de la construcción y es el motor impulsor de la economía de un país, ya que cuándo la economía de un país se encuentra bien este sector se incrementa, pero cuando la economía se encuentra mal esta se paraliza. En el Ecuador tenemos dos periodos que en el que podemos ver éstas situaciones, la primera es antes de la dolarización, en los años 80 tuvo ayuda del gobierno, pero esta se fue perdiendo poco a poco hasta la época de los 90 donde el sistema financiero se derrumbo, los bancos quebraron y los créditos se cerraron, el sector de la construcción se paralizo por completo llevando a la quiebra a muchas empresas nacionales. Con la dolarización la gente desconfío del sector financiero y comenzó a invertir en el sector de la construcción ya sea adquiriendo viviendas para alquilar o construyéndolas, con lo que este sector se estabilizo y creció siendo el sector de mayor crecimiento después de la dolarización, pero con un problema para este sector que los precios de los materiales se encarecieron. Dentro de este contexto, el mercado nacional es de consumo interno en cuanto se refiere a productos elaborados en el Ecuador para la construcción, es decir casi toda su producción se la utiliza en el país, pocos productos son exportados a otros países y la mayoría al pacto andino dentro de estos productos los que más se exporta son sanitarios, grifería y madera. Por otra parte el déficit de vivienda es muy grande en el país y cada día crece más se necesita construir 20000 viviendas al año para que este índice no crezca más, cave resaltar que en el ano 2002 este índice se ha podido frenar gracias a la inversión en el sector de la construcción como lo mencionamos anteriormente. La empresa que estamos creando tiene una inversión moderada pero con una política con la cual creemos que nuestras ventas se pueden aumentar desde el inicio del proyecto que es dar un crédito más flexible. Con un capital mixto 40% capital propio y 60% financiado hemos escogido el método del calculo del flujo de caja neto libre de deuda para ver la potencialidad real del proyecto y también calcular el flujo de caja de la deuda para ver el apalancamiento de esta con estos datos tuvimos un valor actual neto ajustado positivo y de 49.970.56 y una tasa interna de retorno ajustada de 26.70% que es mayor a lo requerido por los inversionistas por lo que el proyecto es aceptado y rentable para su puesta en marcha.
Description: One of the main indicators of the economic situation of a country is the construction sector and is the driving force of a country's economy, since that when a country's economy is well this sector is increases, but when the economy is bad it is paralyzed. In Ecuador we have two periods in which we can see these situations, the first is before dollarization, in the 80s he had help of the government, but this was lost little by little until the time of the 90s where the financial system collapsed, the banks went bankrupt and the loans were closed, the construction sector completely paralyzed leading to the bankrupt many national companies. With dollarization, people mistrust the financial sector and began to investing in the construction sector either by acquiring housing for renting or building them, with which this sector stabilized and grew the fastest growing sector after dollarization, but with a problem for this sector that the prices of materials became more expensive. Within this context, the domestic market is for internal consumption in when it comes to products made in Ecuador for construction, that is, almost all of its production is used in the country, few products are exported to other countries and the majority to the Andean Pact within these products that are most exported are sanitary, taps and wood. On the other hand, the housing deficit is very large in the country and every day it grows more you need to build 20000 homes a year so that this index does not grow more, it is worth mentioning that in 2002 this index has been able to stop thanks to investment in the construction sector as we mentioned previously. The company we are creating has a moderate investment but with a policy with which we believe that our sales can be increased from the Start of the project which is to give a more flexible loan. With a mixed capital of 40% own capital and 60% financed, we have chosen the method of calculating the net cash flow debt free to see the real potentiality of the project and also calculate the cash flow of the debt to see the leverage of this with this data we had a current value positive adjusted net and of 49,970.56 and an adjusted internal rate of return of 26.70% which is greater than what is required by the investors so the Project is accepted and profitable for its implementation.
