Plan de negocios para la puesta en marcha de un hostal en San Juan de Cumbayá

Abstract

Este plan de negocios es un documento que recopila información ordenada para la toma de decisiones, en este caso sobre la factibilidad de la puesta en marcha de un establecimiento hotelero en el sector de San Juan de Cumbayá. Al Distrito Metropolitano de Quito llegaron 855.394 turistas a establecimientos hoteleros durante el año 2012, en la actualidad en el sector del Valle de Tumbaco existen apenas 15 establecimientos cedulados que brindan servicios de alojamiento y tomando en cuenta la ubicación del Nuevo Aeropuerto de Quito, y notando la escases de los mismos, en el presente trabajo se plantea la creación de un establecimiento hotelero en este sector. Es así que surge Hostal Sankt Johannes, que brindará servicio de alojamiento principalmente, además de servicios de alimentación, asesoría a turistas y organización de tours a los clientes del establecimiento. La empresa estará integrada por dos socios que aportarán equitativamente con varios activos especialmente fijos, para la puesta en marcha del establecimiento y adquiriendo un crédito con la Corporación Financiera Nacional para la adquisición de otros activos necesarios y cubrir el capital de trabajo, el total de la inversión requerida es de $245.000,00 del cual el 65% será cubierto por el aporte de los socios y el 35% mediante el crédito antes mencionado. Sankt Johannes muestra una rentabilidad de 4,89% en su primer año y un crecimiento sostenido durante los cinco primeros años, el valor actual neto al 11,20% es de -77.629,85 y la tasa interna de retorno es de -2,63% en una vida útil de 5 años, el proyecto tendrá un VAN y TIR favorables a partir del noveno año de vida. El proyecto se lo ha considerado viable y favorable para los socios, con un ROI del 3% en el primer año y con un crecimiento constante durante los 5 primeros años de vida del proyecto
